Pavement That Earns Its Keep
Asphalt Paving in North Kansas City mostly serves property owners who rent, lease or run a business. Census estimates put the owner-occupied housing rate at about 25.9%, with an average of 1.79 people per household, so much of the city is apartments, rentals and commercial buildings. That means parking lots, shared drives, alleys and loading areas, where pavement has to hold up to many vehicles a day instead of two.
Built on the north bank
North Kansas City sits on the north bank of the Missouri River at about 745 feet in elevation. Large-scale development was not possible until levees went in; the north-bank levee was built between 1909 and 1912 and is maintained by the North Kansas City Levee District. Flat, river-side ground drains slowly, so on any lot we pave here, grading is the first design decision. We set slopes that carry water to existing inlets or edges so it does not sit on the surface, soak into cracks and freeze.
Thickness for the traffic you actually get
A residential driveway is often 2 to 3 inches of asphalt. Commercial lots and drives that see heavy vehicles call for 4 inches or more, over a deeper compacted base. Warehouse yards, dumpster pads and truck lanes need the heaviest section. We size each area separately, so you are not paying for a truck-lane section under employee parking, or putting a car-lot section where delivery trucks turn.
Restriping and ADA rules
According to the U.S. Department of Justice, a business or local government that restripes a parking lot must provide accessible parking spaces as required by the 2010 ADA Standards. A fresh coat of paint is the point where the layout has to meet them. For smaller lots the minimums look like this:
- 1 to 25 total spaces: 1 accessible space
- 26 to 50: 2
- 51 to 75: 3
- 76 to 100: 4
At least one accessible space, and one of every six, must be van accessible. A standard accessible space is at least 96 inches wide with a 60-inch access aisle; a van space can be 132 inches with a 60-inch aisle or 96 inches with a 96-inch aisle. Signs mount with the bottom at least 60 inches above the ground, and the space and aisle cannot slope more than 1:48 in any direction. We lay out the striping plan before we paint so these numbers are met.
Old buildings, new uses
The city's historic industrial buildings include the Sears, Roebuck and Company Warehouse Building and the Wheeling Corrugating Company Building, both on the National Register. Since 2010, microbreweries, a distillery and a pickleball facility have opened here. Converted buildings often come with old lots that were never designed for customer parking. We can mill and overlay, rebuild failed sections, and re-lay the striping for how the building is used now.

North Kansas City Questions
If I only restripe my North Kansas City lot, do I have to add accessible spaces?
Per the Department of Justice, restriping is when accessible parking must meet the 2010 ADA Standards. We count your total stalls, figure the required accessible and van spaces, and lay them out before painting.
Our lot floods in heavy rain. Can paving fix that?
Often it helps a lot. Much of the problem on flat river-side ground is grading. When we rebuild or overlay, we set slopes to move water to existing inlets or edges instead of letting it pond.
Do Kansas City permits apply here?
No. North Kansas City is a separate city even though Kansas City surrounds it. Right-of-way work follows North Kansas City's rules, which we check before scheduling.
Can trucks use the lot right after paving?
Cars can usually return after a few days, longer in hot weather. Heavy trucks should stay off new asphalt for about a week so they do not leave ruts or tire marks.
