Pavement for Owners and Managers

Asphalt Paving in Grandview serves a different mix of clients than most suburbs. Census figures put owner-occupancy at 49.1 percent, which means a little more than half of the city's occupied homes are rentals. Landlords, apartment owners and property managers make up a large share of the people responsible for pavement here, alongside homeowners. Their questions tend to be practical: how to keep a lot safe and presentable without tearing it out, and how to schedule work around tenants.

Parking lots that stay in service

For apartment complexes and commercial lots, the goal is usually to extend the life of the pavement and limit downtime. We typically recommend a cycle like this: 1. Crack seal every fall to keep water out of the base. 2. Patch potholes and failed areas with a saw-cut, full-depth repair rather than a cold-patch fill that pops out by spring. 3. Sealcoat on a regular schedule to slow oxidation and give the lot a uniform look. 4. Restripe after sealcoating so stall lines, fire lanes and arrows are clear. We can work in sections so residents always have somewhere to park, and we give you a schedule to pass along to residents.

ADA requirements when you restripe

The Department of Justice says that when a business or local government restripes a lot, it must provide accessible parking as required by the 2010 ADA Standards. The number depends on lot size: one accessible space for 1 to 25 total spaces, two for 26 to 50, three for 51 to 75, and so on. At least one of every six accessible spaces must be van accessible. A car space must be at least 96 inches wide with a 60-inch access aisle; a van space can be 132 inches with a 60-inch aisle or 96 inches with a 96-inch aisle. Signs are mounted with the bottom at least 60 inches above the ground, and the spaces and aisles cannot slope more than 1:48. We lay out the stalls to these numbers and point out any grade problem we see.

Homes from the postwar decades

Grandview went from 1,556 residents in 1950 to 17,456 in 1970, and 24,502 by 1980. A large share of its single-family homes come from those decades, and many driveways have reached the point where patches no longer hold. For homeowners and for landlords preparing a rental for a new tenant, we offer full driveway replacement, overlays where the base is still sound and spot repairs where that is all that is needed.

Elevated ground, weather from every side

The city was named for the view from its elevated town site, and it sits at about 1,050 feet. The Kansas City area averages freezing temperatures from late October to early April. Lots and drives here benefit from fall crack sealing and from patching before the first hard freeze. Clay-rich loess soils found in the region, like the USDA's Sharpsburg series, hold water and swell, which is another reason to keep cracks sealed.

Along the US 71 corridor

Grandview runs along U.S. Route 71 and borders Kansas City to the south. The former Richards-Gebaur base, which opened as Grandview Air Force Base in 1952 about 20 miles south of Kansas City, is being redeveloped into the CenterPoint intermodal center, planned to cover 1,340 acres of rail and industrial space. Businesses that serve trucking and freight need pavement that holds up to heavier loads, which calls for a thicker base and asphalt section than a typical car lot.

Grandview Questions

How many accessible spaces does my Grandview apartment lot need?

Under the 2010 ADA Standards, it depends on the total number of spaces in the lot: 1 for up to 25, 2 for 26 to 50, 3 for 51 to 75, 4 for 76 to 100, and so on. At least one of every six accessible spaces must be van accessible. We count your stalls and lay them out accordingly when we restripe.

Can you resurface our lot without displacing all the tenants' cars?

Yes. We break the lot into sections and work one area at a time, so part of the lot stays open. We give you a schedule ahead of time to share with residents.

I am getting a rental ready for new tenants. Should I replace the driveway?

Not always. If the drive is structurally sound, crack sealing, a few patches and a sealcoat can make it look cared for. If it has sunken areas or widespread cracking, replacing it heads off complaints and trip hazards. We will give you both options.

Do truck-heavy lots need a different build?

Yes. Lots that see delivery trucks or freight traffic need a deeper base and thicker asphalt than a lot used only by cars, or the pavement will rut and crack early. We size the section for the traffic you expect.
